Subdivision Development

A Residential development resulting in a subdivision of five or more parcels requires a preliminary plat.

How to Submit for the Development of a Residential Subdivision

  • Verify the property is located within the unincorporated boundaries of Greene County.
  • Verify the current zoning for your district allows for the type of project desired.
  • Apply for Preliminary Plat Approval
  • Submit a Preliminary Plat to the Building and Zoning Department for approval.
    • To prevent the charge of an additional $550 fee, submit all civil construction plans for the project (grading, road engineering, drainage, utility, erosion control and landscaping/tree protection) along with the submission of the Preliminary Plat.
  • Preliminary Plat - sets of paper plans and 1 (one) PDF of the plans are required
  • Construction Drawings - sets of paper plans and 1 (one) PDF of the plans are required
  • Final Plat - sets of paper plans and 1 PDF of the plans are required
    • Final Covenants
    • As-Builts
  • Post a Maintenance Bond
  • Post a Performance Bond if applicable

The final plat will be submitted to the Greene County Board of Commissioners for approval.
