Subdivision Development
A Residential development resulting in a subdivision of four or more parcels requires a preliminary plat.
How to Submit for the Development of a Residential Subdivision
- Verify the property is located within the unincorporated boundaries of Greene County.
- Verify the current zoning for your district allows for the type of project desired.
- Familiarize yourself with the Zoning Application Deadlines.
Preliminary Plat
- Apply for Preliminary Plat Approval
- Submit a Preliminary Plat to the Building and Zoning Department for approval.
- It is recommended to meet with the Zoning Department to review the "sketch plans" prior to submitting the preliminary plat.
- Submit all civil construction plans for the project (grading, road engineering, drainage, utility, erosion control and landscaping/tree protection) along with the submission of the Preliminary Plat.
- Preliminary Plat - 8 sets of paper plans and 1 (one) PDF of the plans are required
Construction Drawings
- Construction Drawings - 8 sets of paper plans and 1 (one) PDF of the plans are required
Final Plat
- Apply for Final Plat Approval
- Final Plat - 8 sets of paper plans and 1 PDF of the plans are required
- Final Covenants
- As-Builts
Bonds
- Post a Maintenance Bond
- Post a Performance Bond if applicable
The final plat will be submitted to the Greene County Board of Commissioners for approval.
